Studies of building pathologies and repair & maintenance budgets

The word “pathology”, when referred to the construction field, denote the problems that arise in both new and old construction, which require an adequate diagnose and solution.

Pathologies are usually classified according to the agent that causes them in: physical, mechanical or chemical.

The most common physical pathologies are due to humidity, water seepage, capillarity, seepage of the subsoil, pipe breaks, etc.

This group also includes the exposure of buildings to environmental pollution and erosion due to atmospheric agents.

Mechanical pathologies are those produced by some type of overload or failure in the structural elements of the building, such as deformations, cracks, fissures and detachments.

Chemical pathologies are caused by chemical reactions that occur in the materials of the building due to the presence of particles in the environment where the building is located. The main chemical pathologies are efflorescence and the corrosion of reinforcement, which can lead to structural deficiencies.

Pathologies in buildings are a very common problem, especially in coastal areas where the marine environment itself acts as an aggressive agent on reinforced concrete structures.

The nature of a product sometimes requires a specific study for which there are no standardized methods. However, some characterization tests and techniques can be adapted in many cases.

Depending on the nature of the material to be tested, its composition and its purpose, we can adapt several tests based on UNE, ASTM, NT Standards, among others, to evaluate the properties and possibilities of a product for its application in structures.
